Keeping your Brunswick Plantation cool in the summer

Air conditioning can be the primary cause for expensive energy bills in the summer months of your Brunswick Plantation and Coastal NC real estate. However, there are ways to lower those bills while still keeping your home nice and cool during those hot summer days. Here are some helpful hints that can help keep your home cool and refreshing for less than what it costs now to do so.

Obviously, on the days that it is cooler and/or there is a cooling breeze try cutting off the A/C in place of opening all of the windows.

Anything that gives off a significant amount of heat should try to be avoided during the hottest parts of the day such as baking, cooking, showering, and hair drying. The heat from these activities will help heat your home.

Heat can enter and the cool air can leave through your walls and attic. This is a huge waste of air conditioning and your hard earned dollars. The walls and roof of your home should be insulated to keep this from happening.

Closing curtains and shades will help prevent heat from entering your home.

Trees and bushes that provide shade to your home will have the same effect.

Fans can make it fell like it is 3 degrees cooler than it truly is, so use them.

There are films that you can put on your windows to help restrict heat from entering your home but may also restrict light from entering.

Do I need a Real Estate agent for Coastal NC Real Estate?

A Brunswick County Real Estate agent will relieve you
of many of the stresses that can plague one's search
and purchase of a home. Their expertise in the field
can save you from making uninformed decisions and
possibly getting taken advantage of. Also, they are
probably more experienced at completing the necessary
paperwork and negotiating prices, especially if you're
a first time buyer. Just like a lawyer each agent has
their strengths. Some Coastal NC Real Estate agents
are very good with rentals, some with commercial
properties, family communities, etc. Given your
lifestyle and situation, find an agent that will best
suite your needs. They will be able to help you
define and find the right property for you.

Before choosing an agent, you should do your research.
Here are some things that you may want to discover.

• Find out if they are a part of NAR (National
Association of Realtors). This will add to their
credentials as your agent. Members of NAR are suppose
to follow a code of ethics and should be of higher
caliber. See what other credentials they have. Ask
them about the current real estate market and then
research their answer.

• Their experience in the field. How long have they
been real estate professional?

• What is their commission and is it negotiable? You
do want to save some money don't you?

• Some agents will represent both sellers and buyers.
This can possibly cause problems if the agent becomes
biased towards one or another. They possess a lot of
information on both sides that could provide to be
beneficial if one side became more informed about the
other. Ask the agent if they represent buyers,
sellers, or both.

• Find out what they are going to do for you. How
will they sell your home or find you a new one?

Closing the deal on Brunswick County Real Estate

We are currently experiencing a buyer's market for Brunswick County NC real estate. This implies that current real estate market conditions are favorable for buyers or renters. The supply of homes is greater than the demand throughout South Carolina. This is the time to negotiate for lower prices in a market where sellers are not getting their original asking price and interest rates are low, 5.875% as of Friday, and falling. However, negotiation needs to be a win-win situation. Everyone wants to feel as if they were not cheated, but rather benefited from the transaction.

Before attempting to negotiate, do your homework!

*
Know about the market for the property for which you're looking to buy. Try to find comparable homes in the same or like communities to help with your negotiations
*
Note your strengths as a buyer (i.e. Maybe you can close the sale quickly) Get pre-qualified or pre-approved; this gives you more credibility in the seller's eyes
*
If possible, do some research on your seller.
*
Price negotiation isn't the only negotiation. (i.e. Maybe the seller is willing to replace the carpets, clean the chimney, or put up a fence. Does their occupation or network allow them to do something that is worthwhile for you while inexpensive for them?)
*
It always helps to have a representative, get yourself a real estate agent.
