Top Living Features and Designs of a Retirement Home

As you spend time exploring Master Planned Communities in Brunswick and New Hanover Counities, we will help you learn more about what many families like yours utilize in their new homes and plan design in their retirement home.

You will discover after exploring homes in communities like Brunswick Forest, Waterford, Landfall and St James Plantation that there is a common floor plan to many of the homes.  As we age, steps, and large square footage is no longer important.  What we will see as we explore the communities are homes that reflect these main features.

·         Open Floor Plans---kitchens, dining and entertainment areas are connected by open space and ARE NOT separate.  This is ideal for entertaining your guests and friends during their visit.

·         Split Floor Plans—The Master suite is on the opposite side of the home from the guest rooms.

·         F.R.O.G.S.---Finished Room Over Garage.  This area is used as guest suite or as the entertainment theater.

·         Screened in Lanai’s or porches-- For the 4 season enjoyment of our great climate.  Perfect for a lounging area, cooking space or entertainment to extend beyond the great room or kitchen.

·         Elevators and Lazy Waiters---If you must have a larger home to maybe capitalize on waterviews, many will add these resources to provide an alternative to stairs.

As we tour you through Master Planned Communities and Plantations, we will also visit many homes with various floor plans to you to preview.  Many will have the opportunity to purchase a homesite and then build.  Viewing the homes and plans will allow for you to see the advantages of many of these features.  We will focus on your wishlists as well.

We also invite you to talk to our designers at PlanView Design for us to draw up your home in 3-D.  Our design resource is an excellent way to see your potential future home, make structural and design changes before you even have a builder dig a hole.  We invite you to visit our designer site Here.

Ocean Ridge Premier Golf Courses—The Big Cats

In the past we have mentioned a few details about “The Big Cats” at Ocean Ridge Plantation located in Sunset Beach, NC.  We would like to take each of those course and get into some of the finer details of the courses so you will the edge to pick out your favorite to play on your next visit to Brunswick County.  These courses offers 5 courses with 72-holes of Championship golf.

Tiger’s Eye This 4 ½ Star rated course by Golf Digest is very “Pinehurst” like.  Penn G2 bent grass and coquina rock boulders.   This course sponsors 3 tees, the Championship tees measures 7,010  yards, 6,628 yards from the blue tees,  6,115 from the white tees, 5,328 from the gold tees and 4,460 yards from the red tees and the course is a par 72.  The course is built to all USGA specifications.  The Grand Clubhouse hosts a great grill and club bar. Homes and sites are tucked in the forest adjacent to these Bermuda Fairways at Ocean Ridge Plantation. And if you are afraid of hitting homes, you will love Tiger’s Eye as there are virtually no homes along the course!

Leopard’s Chase This course covers over 200 acres, and features 5 sets of tees that will challenge you on this 7,155 yards of play on the mature Bermuda grass.   Water features highlight the course including the 5th hole that offers you and island green, surrounded by 90 yard stretch of sand along the water feature.  The 18th hole offers an elevated green that has an amazing waterfalls over the coquina boulders.  A “Must Play” by Golf Digest magazine.  However, this course is not for beginners as it is a shot makers course, so be sure to bring a few extra sleeves of golf balls!

Panther’s Run Regional award-winning designer, Tim Cate created this master piece.  The course offers a challenge with the numerous water features.  Golfers at all levels will enjoy this course and its benefits, such as having 2 sets of woman’s tees.  Panther’s Run measures 7,086 yards and is a par 72 course.  This wonderfully designed course offers homes and homesites for you to choose to make Ocean Ridge Plantation your final destination in the Carolina’s.  Panther’s Run is probably the most day to day playable course for golfers of all levels.

Lion’s Paw Another masterpiece aware-winning course that was designed with the influences of Tim Cate.  Lion’s Paw  offers one of the grandest Clubhouses and pro shops of all clubs at the “Big Cats, which is shared by the Panther’s Run course.” Water is to be factored in on 15 of the holes on this 7,003 yard course.  Wooded cart paths stretch into the maritime forest and are speckled with lovely 4-sided architecturally influenced homes.  And while this is the original course of the Big Cats, this tract can provide plenty of challenges as the trees are maturing and making some of the holes rather tight.

Jaguar’s Lair hopes to someday be the newest planned course by Tim Cate.  This will be an 18-hole course with a grand clubhouse that will take all the awards when completed.  There will be a mix of all the “Big Cats” influences on the design and play.  Less wooded, Cate has grand ideas to incorporate local landscaping with many water features.  Currently this course has stopped all work on it and the future of it is cloudy at best.

Carolina Plantations is the area’s top experts with real estate on the “Big Cats.”  We invite you to preview our listings of land and homes at Ocean Ridge Planation by Clicking Here.

Farm to Table, Farmer Markets near Your Plantation

We have mentioned in the past about communities like Ocean Ridge Plantation, Brunswick Forest and Winding River Plantation having Home Owners Association communal gardens.  Some communities and neighborhoods will also allow for you to do your own gardens in your yard – but always check first as many of the plantations have regulations about the size of gardens you can plant. For the most part, you can plant a few tomato plants and some beans but if you start tilling the land, well, that will be seen as excessive in most communities.

Oh the bright side, Brunswick County hosts many farmer markets and organic wholesale/retail farms.  During your visit, your BUYER’S AGENT at Carolina Plantations would be happy to show you where these markets are located.

Shallotte, NC

If you are looking at communities like River’s Edge Golf and Plantation, and others near the town of Shallotte, there is a great market, Buddy Kelly’s Farmers Market.  This market begins in April and runs through October and is located just off Main St.  It is open Saturday mornings and offers local foods, produce, cakes, jellies, Jewelry, and local arts are offered at this market. Locals to southern Brunswick County find this market to provide all fresh produce and home goods.

Also in Shallotte you can have access to a 250 acre farm that grows the majority of the produce on site.  Holden Brothers Famer’s Market is just off Hwy 17 at mile marker 10.  So if you are looking at communities such as Sea Trail, Sandpiper Bay, Brunswick Plantation, Ocean Ridge Plantation and Crow Creek, this market is your place.  You can also pay and pick at this farm blackberries, tomatoes and strawberries, which are always fun to pick with your grandchildren in the spring.

style="text-align: center;" align="center">

Oak Island

The Barrier Island of Oak Island provides the area’s newest Farmer’s Market.  Communities like St. James Plantation, Bald Head Island and Indigo Plantation will utilize all the fresh local produce, meats, cheese and local arts at this market.  This market is located on the barrier island behind the Town Hall.  Weekends until October, you can grab what you need after leaving the beach, a convenient market for this part of the county. There is also a fresh produce stand on Long Beach Road on the right side about half way to the bridge.

Downtown Wilmington

Located on weekends along historic Water St in front of the Federal Courthouse, downtown Wilmington is the area’s largest Farmer’s Market.  Artisans, jewelers, and of course all the local organic farms bring their freshest products to you. This market is just minutes from the gates of Brunswick Forest, Magnolia Greens, Porter’s Neck Plantation and Landfall.

The Power of a Buyer’s Agent---Carolina Plantations are The Pro’s

So you and your loved one are looking to move to the Carolina’s in a few years, but want to take advantage of the great buying power that exists in today’s market.  Now is the time for sure.  But we would like to suggest in a friendly manner some do’s and don’ts to buying “raw land” or a homesite at one of your favorite Master Planned Communities and Plantations.

As you search and search and search, I am sure that you all will gather a ton of information.  At some point, you will receive an invitations to “Buy Today!”  You may even open the area newspaper and see an ad that says, “$79,900 for Waterfront” on a half-page ad.   We also know your getting endless invitations from the community that you visited 2 years ago, and they never removed you from the mailing list.   You then ask yourself, what to do, what to do….

Carolina Plantations would like for you to STOP!  Slow down just a little and do your homework.  We know many of you do, but we also know many of you do not.  So, with that being said, we would like to make a strong suggestion BEFORE your purchase in a Master Planned Community and Plantation.  Find a BUYERS AGENT before you do any additional exploration.  There are so many reasons why, but here is a list of our favorite:

  • Our agents are some of the most educated in Master Planned Communities.
  • The agent works for you, your interest, and for you only!
  • Does not represent the Developer (yes, we know how much you like their Agent, but they do not represent your best interests).
  • We know the local market, we study it everyday!
  • We can do a fair market analysis for you with the latest MLS technologies.
  • Some of us have worked in these communities, so we know the in’s and out’s.
  • WE WORK FOR YOU! (I know, we already said this, but we must do it again).

A Buyer’s Agent is perfect for you because they are representing you, not the developers or the home seller.  This means that the best opportunity will be determined for your family without any weight for favor of the Developers.  More and more community representatives are understanding that you will have a Buyers Agent, so you are not going to offend them.  The commissions that are paid out are NOT paid by you or affects the price, it is already factored into the cost of the site, so essentially, a Buyer’s Agent works for you for free in essence.

There is no excuse not to have a Buyer’s Agent that will represent you in the process of finding that Ideal homesite for your future home.  Additionally, the Buyer’s Agent will also help you find the best builders in the area as well, so their job will not stop for you after the purchase of your site.

Contact Carolina Plantations and its Team of Buyer’s Agents to help you in your search of the Carolina real estate market.  We also suggest you obtain an Agency Disclosure from your Agent.

The Martini Theory—How to Decide your Retirement, When and Where!

There are so many choices when it comes to determining where you would like to live for your retirement years.  In the Carolina’s, we host retirement communities in the Mountains, Piedmonts, Coastal.  Then the choice is a home, condo, townhome?  Do you choose to live in a Master Planned Community, a Mainstreet neighborhood?  So many options, so much to choose from?  Well, we have a technique that we find that is very effective in assisting you in the decision process in selecting your retirement timing, area or destination and the actual home itself.  Coming “down the funnel” so to say is the basis of the Martini Theory. This visual aid of a Martini Glass with an olive at the bottom is the picture we want you to understand.  Let’s talk about what’s what in that martini glass, it consists of three major components, Area, Plantation (community) and the home itself.

They say that timing is the key to almost everything.  Well, it is no different when selecting the perfect time of you move into retirement.  It is just not the decision of moving, you also need to cover all the responsibilities of where you are moving from.  Your retirement from your job, finalizing all responsibilities in your “hometown” and preparing the move to the chosen destination.  Timing sets off the process which is known as the Martini Theory.

Once you have determined the timing, the largest part of the process is the bulk of the Martini glass.  Determining the location and area is the key to maximizing all resources you wish to have in the area in terms of medical services, entertainment, religious centers, shopping, transportation resources, lifestyle resources, like colleges and universities.  Another major consideration is local and state taxes. Also, consider the potential for you to have a “second career” if you wish to do so by retiring in a job market rich area.

So once you and your loved one has determined the location and timing, the next step in the process is to determine the Plantation or the community.  Match the community to your lifestyle and activity requirements and the locations to “must have” resources.

Finally, retirement may mean a “fixed income” so having a budget is crucial. Master Planned Communities offer all the entertainment and resources you may want to have access to and there are hundreds of couples making the same life changing decisions as you, so you will have a lot in common with these residents as well.

The “Olive” at the bottom of the Martini Theory represents the actual real estate.  This is really the easiest part of the process of buying a home for retirement.  This is where we strongly encourage you to look at all the options in living standards.  You may be thinking about a single living structure, ie a lot/home package, but today, townhomes and condomiums are made with similar characteristics of a single family home.  Take a look at all your options during this process.

Thousands and Thousands of retirees are looking for similar features like open floor plans, split floor plans, Master-suites away from guest rooms.  The kitchens are designed with gourmet appointments.  These elegant features are not just found in the single family home, both townhome and condos are reflecting these great features.

Contact us at Carolina Plantations (910)755-7557, so we may help you with your search for the ideal retirement home and lot, condo or townhome.  We represent many of the communities in Brunswick County.  We certainly understand the Martini Theory and want to help you make the best choice for your retirement living in North Carolina.

The Cottages at Crow Creek

The Villages at Crow Creek host a highly designed cottage lifestyle.  These Single family living style cottages offer the benefits of a single family home without the maintenance.  Located in Calabash, NC, Crow Creek is an ideal destination for retirees searching for their Master Planned Community or Plantation in Brunswick County.

Crow Creek hosts 500 acres that was a local families land for generations.  The property hosts one of the best golf courses in the grand strand area. The course is laid out so the land is a feature of the manicured Bermuda grass fairways, and L93 bent grass to add the lush green course.  A must play golf course in Brunswick County!

One of the favorite picks in living at Crow Creek are the Cottages.  The community and builder offers four different floor plans to choose from including the Dogwood, the Waverly, the Azalea and the Tanglewood floor plan.

The Cottages at Crow Creek can offer up to 4 bedrooms with a 2-car garage that offers all the space for living and storage alike.  Broad-sweeping porches both off the front of the home and as well off the Owners suite, which in most cases are screened in so you can enjoy year round use.  Other great benefits include an open floor plan and separation from the other rooms, so your guests will not feel as if they are intruding into your lavish Carolina lifestyle at Crow Creek.

Crow Creek community benefits include, sidewalks which meander throughout the community, a zero entry pool with Jacuzzi spa.  If activities like tennis, and cardio is part of your regimen, then the amenity center will not disappoint your wishes.  The center hosts game rooms, meeting rooms and lounges with big screen TV’s and internet access.

The Bluff Townhomes at River’s Edge Golf Club and Plantation

In the past, we have written about townhomes at River’s Edge Golf Club and Plantation.  We would like to discuss the specific models that line the final approach on the award-winning Arnold Palmer Designer golf course.  Nestled high on a 30 foot natural bluff, these village of townhomes offer the best in quality and design in townhome living in Brunswick County.

The Bluffs at River’s Edge Golf Club and Plantation are multi-leveled homes that have extraordinary views of the Shallotte River, the golf course and even nature preserves.  The homes can host up to 4 bedrooms and 4 bathrooms.  Some of the homes have inverted floor plans, meaning that the main entertaining area is on the top floor.  Cook and entertain your guests while keeping the French-doors open for the breezes that come up the Shallotte River from the Atlantic Ocean.  The kitchens are loaded with the top of the line appliances and cooking amenities of a professional kitchen.  Granite and stainless steel reflects the quality of these semi-custom homes.

The lower level gives you the option of either guest suite set up, with its own full bathroom. Another option may use the lower level as a “lock-out suite” as well.  Several of the luxury homes have made the lower level a complete entertainment area or theater.  Including in the lower level are fully finished one-car garage and storage area.
