F.R.O.G.s are Not Slimy, They are Cozy and Useful

When you and your loved ones plan to explore the planned communities in southeastern North Carolina, you will find a few common elements to the floor plans.  One thing that you will hear Realtors and on-site agents speak of are FROGs!

Many of the clients from the northeast sometimes wonder, “what in the world….” This is a description of Finished Room Over Garage.  Living on or near the coast, the water table is close to the surface, so basements are almost non-existent in many of the new homes built in the Master Planned Communities throughout the south.

Many homeowners use FROGS as bonus rooms, studies, a game area or theater, and in some cases, there is enough space to add a full size bathroom, so it makes for a perfect in-law suite or space for the kids or grandchildren when they come to visit.

There are many functions for the FROG.  We suggest you contact your designer or builder for an idea on how to utilize the FROG.

It sometimes is difficult to get an idea for how to lay out this space.  One of the popular resources used by owners who want to get a better idea of the use and layout is to contact Plan View Design.  This is a great resource to see it before you build it.  This will allow you and your loved one to make the most outta the FROG.

Many homes which are designed by Plan View Design can be found in great communities including, Brunswick Forest, Magnolia Greens, St.James Plantation, and Ocean Ridge Golf and Plantation.

Brunswick Forest Foreclosures

Looking to make an investment purchase in real estate? Just a few minutes from Wilmington is a lovely 5,000 acre plantation in Leland, North Carolina by the name of Brunswick Forest. It is built on lush forest land and has more miles of walking and biking trails than you could traverse in weeks! The setting is one of protected woodlands, quiet creeks and naturalized areas. It’s very peaceful and a wise place to make an investment.

Brunswick Forest opened its’ doors to the first clients at the end of 2006, and fortunately, there have been few if any Brunswick Forest Foreclosures since then. With the backing of the parent company, The Lord Baltimore Group, all infrastructure within the community has been paid for up to this point and that has had a decidedly positive effect on the values of the homes.

We can assure you that our professionals are a delight to work with should you decide to look at properties in Brunswick Forest. They know the area well and are able to give you the history on the properties and the future plans for the plantation. If and when Brunswick Forest Foreclosures occur at Brunswick Forest, they can be found on our website.

Brunswick Forest Update

Brunswick Forest has continued to outpace any community of it’s kind in the Coastal Carolinas! Last year, it had over 150 sales, now bringing the total number of sales to over 720, and out of those sales about 650 homes are built.

Brunswick Forest has weathered the economic recession in stellar form opening in 2007 and continuing to surpass other communities throughout the toughest of times. This can be attributed to several factors:

  • Great location- It is located right off of Highway 17 in Leland, NC only 5 minutes south of downtown Wilmington. The proximity to Wilmington’s shops, restaurants, museums, entertainment, and historic cobblestone street along the Cape Fear River, make it a highly desired area for many.
  • Amenities- Brunswick Forest blows the doors off of other communities with it’s top notch amenities that are new and state of the art. From the saline based indoor and outdoor pools (not chlorine which is tougher on the eyes and skin) to the full offering of exercise classes such as Yoga and Zumba (that are all included in the POA fees at no extra charge), to the tennis courts, river club for canoeing and kayaking, to the 18 hole Tim Cate designed Cape Fear National golf course, its easy to see why so many residents feel right at home.
  • Financial solvency- After seeing many developers over extend themselves from the gangbuster years in the early to mid 2000’s and struggle to put in place some of the infrastructure and amenities, potential clients have removed the word "RISK" from their vocabulary. When it comes to Brunswick Forest, there is no risk or need to fear about the solvency of the developer. Brunswick Forest is fully backed by Lord Baltimore Capital Corporation and they have paid for the entire development in cash.

As far as real estate goes, Brunswick Forest offers a full menu from attached townhomes, to Floridian style homes with built in outdoor kitchens, to Bungalow style homes with wraparound garages looking out over a lake, to custom homes on the Cape Fear National golf course; whatever you are looking for Brunswick Forest offers it! Homes start in the mid $200,000 range and go up from there with the custom homes on the golf course. Homesites start around $75-80,000 and in some sections you can hold the land for up to 4 years before you must build.
